A night in a villa and a seat on a boat are not the same transaction. The engine underneath is identical - the availability model, the pricing rules and the guest emails are not. Pick your side.

What it sells

Nights, per property, across the whole portfolio. One engine covers every unit you manage, whether you own it or run it for an owner.

Availability

Two-way calendar sync with the channels you already run - Airbnb, Vrbo, Booking.com - or with your PMS if you have one. Guesty, Hostaway and Lodgify keep doing exactly what they do today. Direct does not replace your PMS, it gives those bookings a cheaper home.

Pricing rules

Seasons with their own rates and minimum stays, a weekend uplift for Friday and Saturday, custom prices for holiday weeks, and weekly or monthly length-of-stay discounts. Change any of it yourself and see the next 90 nights repriced live before you save.

Money

Deposit taken at booking with a scheduled balance, optional damage protection, and the rental agreement accepted at checkout. The deposit is in your account the moment the guest confirms - not 24 hours after check-in, not monthly.

Guest emails

Confirmation, payment receipt, balance-due notice and check-in details, all sent under your name from your domain. The operational layer the OTA runs for you today, running as yours.

Owner dashboard

Owners see their own property, their own calendar and their own bookings. A direct channel the next manager cannot offer them.

A blended OTA commission of roughly 15% applies to every reservation, including the guests who were coming back anyway. A direct booking costs you your payment provider's fee and nothing else. On $100,000 of bookings moved direct, most of that 15% stops leaving.

What it sells

Seats on a fixed departure, a whole boat, a private charter, a fishing trip, a shuttle route. Several trip types can run side by side on the same engine.

Availability

Capacity held per departure, seasonal schedules and blackout dates. Private trips do not need fixed times. The guest picks a date and the pickup time they would like, pays, and you confirm - so you keep the flexibility that makes a private tour worth selling.

Pricing rules

Per-person tiers, adult and child rates, group pricing, a flat rate for the whole charter, and paid add-ons like transport, lunch or gear. Route-based products can price by distance and show the fare once the guest picks their pickup and drop-off.

Money

Deposit or payment in full at booking, so fuel, guides and permits are covered before the day rather than weeks after it. Cancellation and weather terms are accepted at checkout, in writing.

Guest emails

Confirmation, receipt, what to bring, meeting point and pickup time, and your weather policy - under your name. The details that decide whether the guest turns up in the right place at the right hour.

CRM handoff

A paid booking can create the contact, the confirmed appointment and the won opportunity in the CRM you already use, so a direct sale looks the same in your pipeline as any other.

Viator and GetYourGuide take 20-30%, and booking software often runs 8-10% all-in once its own fees are counted. A direct booking costs you your payment provider's fee and nothing else.

Both figures are illustrations, not quotes. Your real number depends on how much volume actually moves to direct and your mix of local versus international cards. We run your own numbers with you before you commit to anything.

Most operators we speak to do not want a rebuild. They want the Book button to actually take money. Direct runs on a subdomain of your own domain, so nothing about your existing site has to change.

One DNS record

You add a single record at your domain registrar - we send you the exact line to paste. That creates booking.yourdomain.com. It stays your domain, on your registrar, in your name.

We load your inventory

Your properties or trips, photos, pricing rules, seasons, calendars and payment account. We do the loading, not you - including pulling listings across from Airbnb if that is where they live today.

You point your Book button at it

One link change on the site you already have. Everything else stays exactly as it is - same design, same host, same agency if you use one.

Payment processing is separate and goes to your provider, not to us - the account is yours, so the rate is whatever you negotiate in your own market. Whichever monthly you pick, you are the merchant of record and every booking settles into your own account. We are never in the money flow.

Do I need a new website to use Direct?
No. Direct is a standalone product. It runs on a booking subdomain of your own domain, which takes one DNS record, and you point your existing Book button at it. Nothing else on your site changes. If you would rather have a new site, Direct ships inside every site we build.
Does Pulpería take a cut of my bookings?
Not out of your money. You are the merchant of record and every payment settles into your own account - we never touch the funds. Our fee is either a fixed monthly Care plan or an agreed per-booking rate, billed to you separately in arrears. Card processing is paid to the processor, not to us.
Will it double-book against Airbnb or Viator?
For rentals, availability syncs both ways with the calendars you already run - Airbnb, Vrbo, Booking.com, or a PMS such as Guesty, Hostaway or Lodgify. For tours, capacity is held per departure. Where the other platform's sync is one-way or slow, we build in a confirmation step so a direct booking can never overwrite an existing one.
Do I have to leave the OTAs?
No, and most people should not. Keep the listings. The platforms are good at first-time discovery. Direct is for the bookings that were already yours - repeat guests, referrals, the people who found you on Google or asked an AI for a recommendation. Those are the ones where paying 15% or 25% hurts most.

Can it handle private charters without fixed departure times?
Yes. Private trips can be sold on a preferred-time request rather than a fixed slot: the guest picks a date and the time they would like, pays, and you confirm. Fixed-departure tours use capacity per slot instead. Both models can run side by side on the same engine.
How long until it is live?
Typically 2 to 4 weeks from signature, depending on how many properties or trips need loading and how your calendar and payment accounts are set up. A full site with Direct built in runs on the same window.
What happens if I stop paying the monthly?
The site and the domain are yours - they always were. The Care plan covers hosting, monitoring, upkeep and dev requests, so what stops is the maintenance and the monitoring, not your ownership. We will tell you plainly what breaks and what does not before you decide.
